Project: This three-storey houseplex will introduce six residential units spanning 5,800 sf, designed to support Victoria’s growing demand for missing middle housing.

Stage: Plans are advancing with a $1.2M building permit expected in March 2025, paving the way for foundation work. The development has already secured a delegated permit, and progress continues with a $32K permit issued in February for bike storage. The site was cleared following the demolition of a single-family home in September 2024.

Project: This six-storey mixed-use development will bring 42 apartment units and two commercial retail spaces to a .25-acre site. The residential mix includes studios, one-bedroom units, and live/work options, catering to various urban lifestyles. Retail spaces on the main floor will activate the streetscape into the surrounding community.

Stage: The rezoning process is underway, with an application submitted at the pre-CALUC stage in February 2025. The proposal seeks to shift from C1-NM and R1-B zoning to a tailored site-specific designation that aligns with the city’s urban growth plans.

Project: A six-storey Towneplace Suites by Marriott is set to rise in Langford, bringing 103 hotel rooms designed to accommodate both short-term visitors and extended-stay guests. Select rooms will feature full kitchens, while hotel amenities include a business center, swimming pool, and convenient on-site parking. The existing restaurant at 832 Goldstream Avenue will remain operational as development progresses.

Stage: The project is moving toward construction, with a building permit submission expected in mid-April 2025. Trade tender inquiries are open, with interested parties directed to Lyle Sargent. Demolition permits for three single-family dwellings were issued in December 2024, and rezoning and development permits received approval in May 2024.
