Coastal, resort-oriented, and urban infill development continues to evolve across the North Island, with projects increasingly transitioning from earlier single-family subdivisions to higher-density multi-family housing, while other projects move toward completion.

Serviced roads and infrastructure are taking shape across the Oceanwest site, marking the transition from earlier subdivision phases to future multi-family development within the coastal landscape.

Project: A multi-level residential development on a 1.6-acre, steeply sloped site, combining townhouse units at the upper portion with apartment units stepping down the grade, supported by both surface and underground parking. The proposal represents a shift within the Oceanwest community from earlier phases that delivered 85 serviced single-family lots toward more compact multi-family housing on remaining lands.

Stage: Rezoning application advanced for Council consideration April/26, following a revised submission November/25 and earlier subdivision and servicing work tied to the broader Oceanwest development.

Stage: Rezoning and development permit applications have advanced to Council with staff support for first, second, and third readings May/26, following revised submissions and earlier application activity dating back to 2023.
