Victoria Company Continues Focus On Multi-Family Developments

 

VICTORIA – Building for tomorrow, today.

That’s what Parsi Development Ltd. is all about, states founder and president Moji Shahab.

While the company builds multi-family developments, they’ve designed and built the units so they are family friendly and energy efficient.

Their first venture, Casa Bella, is a mixed density development at the intersection of Deville Road and Brock Avenue in Langford started in 2005, features 12 townhouse units, 18 walk up units, and a four-storey 68-unit apartment building. It was completed in 2009.

The acclaimed Piano project in Langford is nearing completion across from Happy Valley Elementary School and next to the Galloping Goose Trail, and it features two phases of single-family homes and 76 townhouses.

Next on the horizon is Bona Vita, a 187 residential unit project at 594 Latoria Road in Colwood.

Townhouses in the Piano project have a six-foot high crawlspace with about 400 square feet of mechanical room/storage space above the garage. The base of the house is sound-proof, energy efficient and waterproof. On top of that there are three floors: The living room, dining room and kitchen on the first floor; kids rooms, laundry and main bathroom on the second floor; and a master bedroom and deck that could structurally support a hot tub on the third, or master floor.

“We tried to bring everything a family needs into a smaller footprint at an affordable price for a starter,” he states. “A family of four or five can comfortably live in each of these townhouses, and we also have four-plexes that have four bedrooms.

“Our target was young families with young children that are not comfortable in condos and can’t afford a house, so this is a fantastic project. It has been very well received.”

Located at the corner of Brock and Deville avenue is a multi family residential complex ‘Casa Bella’, it contains 30 townhomes and 68 condominiums

It takes cooperation to make these projects successful.

“My message to the community and municipal authorities and to the financiers is that we are working together for our sustained goals,” says Shahab. “Things have changed with peoples’ lifestyles and with the architectural aspects, because the buildings are the image of our town. They’re not just a roof over our heads.”

Parsi Developments is a family owned, operated and managed development company led by Developer Shahab and his wife, Architect Noushin Ashtiani (M.Arch, MRAIC, Intern-AIBC) designs the projects.

“Noushin brings global visions and local roots to bear on all of her design projects,” he notes. “She has 15 years of design experience and has worked at several architectural and design firms throughout Canada.”

In 2000, Shahab, emigrated to Canada from Iran, where he ran manufacturing and industrial tool and die making companies, as well as building commercial buildings.

Parsi began by focusing on land development and acquisition, and once that was completed, they started to build Casa Bella.

The Piano project followed a similar path, with the first phase of single family starting in 2013 and finishing in 2015.

“We are very happy with the results,” Shahab notes. “All of the units are end units, and none of them are sandwiched in between others. They offer privacy, they are well-lighted, they are energy efficient with air conditioning, and they are all ducted.

“Fresh air comes from the outside for heating and cooling inside the house. It’s all natural gas, and you name it, we have it: Energy Star windows, great insulation, and the materials we have used are very sustainable.”

Shahab notes the Piano project offers two side-by-side parking spots per unit, as well as 40 on and off-site parking for visitors.

Parsi Developments’ growth hasn’t been without challenges, the latest of which is COVID-19. They’ve also navigated through the 2008 recession, and the provincial government’s introduction of the Foreign Buyers and Vacancy Taxes.

“We have gone through a lot of ups and downs, and COVID was the major one,” he notes, adding there are several keys to the company’s success “Integrity, transparency and honesty. We never try to sacrifice the quality over the financial aspect of a project.”
