COLWOOD – Colwood’s newest oceanside condominium community is now selling in the master-planned neighbourhood of Royal Bay, which follows several years of single-family and townhome development activity at the West Shore subdivision. Known as Eliza at Royal Bay, the inaugural condo pre-sale from PCRE Group is an offering of 58 one and two-bedroom homes featuring views towards downtown Victoria, the Salish Sea, and Washington State’s Olympic Mountain Range. Eliza’s presentation center is open at Royal Bay, at the intersection of Ryder Hesjedal Way and Latoria Road.

ESQUIMALT – Esquimalt’s shuttered bingo hall near the Victoria border could become a rental block with nearly 140 residences. Vancouver-based developer Denciti has submitted plans to the Township of Esquimalt seeking approvals to build a six-storey project that would span from Bingo Esquimalt’s Esquimalt Road frontage to Old Esquimalt Road north of the hall. The gaming venue closed in March of 2020, a closure attributed to COVID-19 regulations.

LANGFORD – Centennial Court, an amenity-rich, pet-friendly condominium project in the heart of Langford’s burgeoning downtown, is nearing the launch of its sales campaign targeting first-time homeowners, down-sizers and investors. Currently under construction along the 3400-block of Costin Avenue at Carlow Road, Ironclad Developments’ Centennial Court is located in the West Shore city’s Centennial Park neighbourhood near retail services, transit routes, lakes and parkland. Comprised of two connected six-storey buildings and 155-suites between them, Centennial Court features quality, high-end finishes paired with what Ironclad calls luxurious and lifestyle-enhancing building amenities similar to those available at the company’s rental properties.

SAANICH – The InterContinental Hotel Group has applied to the district to redevelop a portion of a well known hotel property along the Highway 17 corridor. The proposal calls for the razing of a two-storey ‘motel-style’ wing at 4670 Elk Lake Drive’s former Howard Johnson Hotel to construct a six-storey Holiday Inn-branded complex in its place. The development site is situated west of the hotel’s Lakes Grillhouse n’ Bar restaurant that fronts an alley spanning from Elk Lake Drive along the property’s north perimeter. The remainder of the property will be upgraded along with its rebranding. Upon completion, an additional 60-plus rooms will be added.

VICTORIA – Construction on downtown Victoria’s newest office tower is getting underway as Telus Ocean, a state-of-the-art investment by Vancouver-based telecom Telus Communications Inc. Coming to 767 Douglas Street at Humboldt Street on a lot formerly owned by the City of Victoria, Telus Ocean will deliver nearly 154,000 square feet of office space and an additional 5,300 square feet of retail leasing. Rising to 10-storeys, Telus Ocean will stand among the Capital’s tallest office buildings and serve as the southern-most office landmark of the downtown.

One of downtown Victoria’s largest rental developments is moving forward at View and Vancouver streets on the site of a former recycling and bottle depot. ‘View & Vancouver,’ a six-storey, 162-unit complex at 1124 Vancouver Street and 941-953 View Street will include a mix of studio, one, two and three-bedroom suites, cycling storage and 30 parking spots for residents with a further 14 stalls accessible to visitors. The project, from Vancouver-based developer J Gordon Enterprises, received approval in early 2022 following a planning process stemming back to 2019. At the time of approvals, the developer committed to one-fifth of all homes renting for under $1,500.

An 85 per cent sold-out heritage-inspired townhome development in the Burnside Gorge neighbourhood is nearing the anticipated release of its five remaining residences. Washington, a 34-home two, three and four-bedroom family-oriented townhouse development is under construction at 3080 Washington Avenue from builder-developer Formwell. The final home release is occurring in tandem with the unveiling of a show suite.

Chard Development’s Haven condominium pre-sale in Victoria’s Fernwood community has reached sold-out status. The 104-suite entry-level project moved through its studio, one and two-bedroom inventory quickly under a partnership with BC Housing that ‘topped up’ 10 per cent deposit amounts for purchasers to equal 20 per cent, thereby lowering monthly mortgage payments, avoiding CMHC insurance payments, and helping new homeowners purchase a home with fewer up-front savings. Six-storey Haven is one of two buildings collectively known as Chard’s Cook & Yates development, which includes a 12-storey, 107-suite condominium tower fronting Yates Street at Cook Street dubbed Nest, and an existing five-storey professional centre east of the upcoming tower
