COLWOOD
Colwood’s former Jasmine Family Restaurant lands along the Island Highway will be redeveloped into a six-storey residential complex with ground floor retail space. Earlier this year, the City issued a development permit for a mixed-use project from developer Groupe Denux, considered among the most active purpose-built rental development firms in the Capital Region. Plans call for 80 residences in a variety of floor plans from studio to two-bedroom plus-den layouts, along with nearly 3,000 square feet of ground level commercial space. Royal Bay’s latest condominium pre-sale will launch this spring with 82 west coast contemporary homes in one and two-bedroom configurations, according to developer PCRE Group and Rennie Real-Estate, the project’s marketing and sales team. Hot on the heels of Royal Bay’s successful inaugural condominium project from PCRE Group, known as Eliza with a nearly sold-out 117-suite collection of residences, the company has unveiled Bella Park – the first of four buildings at a master-planned community known as Park at Royal Bay – that will be centred on a first-of-its-kind amenity clubhouse for residents and spacious parkland. Four-storey Bella Park will offer views of Victoria’s forested West Shore and picturesque Royal Bay as it continues to welcome more homes and destination-level retail services. “Since the start of construction a decade ago, seaside Royal Bay has evolved into one of the most desirable communities on Vancouver Island. LANGFORD
The West Shore’s newest rental complex to get underway will rise along the 800-block of Orono Avenue in downtown Langford, as Gordon ‘N Gordon Interiors moves forward on a 106-unit apartment building between Jacklin and Peatt roads. The company, mostly known for its interior construction services, is building a residential block to house workers of the firm, and to provide workforce rentals to the broader community. The Shelbourne Valley’s newest condominium pre-sale celebrated its Grand Opening event on May 25th. A six-storey rental building has been proposed adjacent to Fort Victoria RV Park, and kitty-corner from a recently approved three-building rental project for an area designated as the municipality’s future town centre. Developer GT Mann Contracting with Urban West Architecture have submitted plans for a 94-unit development at 346 Island Highway, at Prince Robert Drive and the western end of the RV park. Plans show units will range from studio layouts through to three-bedroom homes, with a two-storey electric vehicle-ready underground parkade along and three surface stalls for drop-offs and visitors, totalling 95 vehicle stalls.
