LANGFORD
Langford’s skyline appears poised for more change as an additional two highrise towers are now before municipal planners which, if approved and built as envisioned, could deliver more than 350-units of housing and yield the West Shore’s tallest buildings.
Dunford Crossing, from Metro Vancouver-based Jagpal Development, is planned to rise along the 900-block of Dunford Avenue at Jacklin Road at heights of 25 and 29-storeys, effectively eclipsing the 24-storey Langford Central and 22-storey Langford Gateway towers announced last year for Scafe and Peatt roads in downtown Langford, respectively.

A 130-residence luxury condominium and townhome project slated for Bear Mountain Parkway in Langford has reached a major sales milestone following its unveiling in December.
‘Lookout,’ from developer Aquila Pacific, has sold over 70 per cent of its one, two and three-bedroom units in a six-storey, two-building complex coming soon to a forested rise above Florence Lake north of McCallum Road.

The West Shore’s Olympic View Golf Course lands situated along Langford’s and Colwood’s Latoria Road corridor could be up-zoned to 1,000-units of residential density and hotel capacity for 200-rooms in Langford, while the first phase of an allotted 456-units in Colwood is now underway.
As part of the latest rezoning, 51-acres within the project’s Langford portion (equal to 40 per cent of developable lands), will be dedicated as open space. This represents a significant increase from earlier plans that allocated only 19-acres as undeveloped land.
In the mid-2000s – subsequent to rezonings that secured roughly 900-units of housing split between Langford and Colwood in the early 2000s – plans were underway seeking approvals for approximately 1,800-units of housing with towers rising as tall as 33-storeys. The latter vision was retired due to the market crash of 2008.

METCHOSIN
A micro-brewery is planned for Victoria’s West Shore within a complex formerly home to Metchosin Elementary School at 4495 Happy Valley Road.
Mile Zero Micro-brewery has applied to the provincial Liquor and Cannabis Licensing Branch for a liquor manufacturing license along with an on-site consumption license, known as a lounge license, permitting indoor and outdoor serving of alcohol.
According to submitted architectural schematics, Mile Zero’s indoor seating will span an area of approximately 400 square feet, with twice that for an outdoor patio component.

VICTORIA
A floating Nordic-style sauna and wellness facility has been proposed for Ship Point along the banks of the Inner Harbour.
Dubbed Havn, the concept from proponent Varm Experiences Ltd. in association with Havn Experiences Ltd. hopes to situate a 144 foot long vessel at Ship Point at the foot of Wharf Street near the lower causeway, which will serve as an “immersive experience” destination designed to “connect users with themselves, each other and their city.”

A 34-residence townhome project now underway at 3080 Washington Avenue is extending its spring release of two and three-storey urban offerings following a successful unveiling last fall amid soaring demand for ‘missing middle’ housing.
Known as Washington, the two, three and four-bedroom rowhouse-styled development has resonated among homebuyers who propelled the project’s sales to 75 per cent sold-out status, a mark well above developer Formwell Homes’ initial targets.

The rise of Victoria’s once shrinking hotel room inventory is firmly underway with the city centre’s fourth hotel proposal emerging as part of a mixed-use residential and office complex in south downtown.
Reliance Properties has submitted plans to the City outlining the company’s intentions for a re-purposing of the four-storey BC Power Commission building at 780 Blanshard Street, and a proposed residential tower above.
The developer’s vision, if approved, will yield a 77-room hotel operation within a modernized BC Power Commission building and over 100-units of residential suites across 18-storeys above, totalling 22 floors and rising to a height of 70.7 meters.

An automotive dealership and service centre north of downtown Victoria is making way for Tesla, Inc.’s first Vancouver Island electric vehicle delivery and repair facility.
Ina Motors, which operates a used vehicle dealership at 2204 Douglas Street between Queens and Princess avenues, is consolidating its auto sales and repair business in Langford along Station Avenue, clearing the way for Tesla Motors to occupy its Burnside-Gorge space.
The shuffle, however, will reportedly be temporary while Texas-based Tesla pursues a custom-built service centre on the West Shore near Costco to handle growing south Island demand for its cars and services.
