KELOWNA – Troika Management Corp. announced the submission of a development permit application to the City of Kelowna for their fourth Troika Living purpose-built rental building in just over a year. Located in the newly designated Transit Oriented Development Area near Orchard Park Exchange, this ambitious project is set to transform urban living and promote a more sustainable and community-focused urban environment.
The proposed Barlee Road development spans a 1.02-acre site combining addresses 1857, 1869, and 1879 Barlee Road. Currently zoned Urban Centre 3 (UC3), Troika seeks rezoning to UC3r, a rental-only subzone, to introduce 160 modern rental units designed to enhance the residential landscape of Kelowna. This initiative aligns with the city’s recent adoption of the Transit Orientated Development (TOD) guidelines, which aim to boost housing availability near major transit hubs while reducing dependency on personal vehicles.
Situated just east of downtown Kelowna, this location offers exceptional access to transit options via the Orchard Park Exchange, enhancing connectivity to the city’s core and beyond. Located within the most central Urban Centre of Kelowna, the Barlee Road development is ideally positioned near Landmark District and Orchard Park Mall. Residents will benefit from being only a 10-minute drive from both downtown Kelowna and the UBCO campus, providing a connected urban lifestyle.
