OKANAGAN REAL ESTATE SHOWING HEALTHY INVENTORY

OKANAGAN – March residential real estate sales remained steady and supported by healthy inventory, according the the Association of Interior Realtors report.

“While market activity may have felt somewhat subdued across the region compared to previous years, we still saw the typical seasonal uptick that usually comes as we head into the busy spring market,” says the Association of Interior Realtors President Kaytee Sharun, adding “while the broader economic uncertainty surrounding tariffs may be contributing to an atmosphere of hesitation, home sales and inventory levels are maintaining a healthy pace, as demand and the need for housing remain strong.”

There were a total of 1,143 residential unit sales recorded across the region, an increase of 11.9% from March of 2024 and higher than February’s 914 units.

New residential listings totalled 3,214, which was 3% higher than March of 2024. Year over year, there was a 8.3% increase in total inventory with 8,374 recorded. Central Okanagan showed the highest percentage inscrease in active listings at 14.3%.

The Okanagan and Shuswap/Revelstoke regions saw an increase in the benchmark price of a single-family-home in all regions year over year with the greatest rise of 7.2% at a price of $771,100. Townhomes increased across all regions at 6.4%, at $529,100. South Okangan was the only region to show a decrease in benchmark pricing for condominiums at 3.6%, whereas other regions recorded an increase: Revelstoke/Shuswap (4.2%), Central (4.1%) and North Okanagan (5.3%).

Kamloops and District saw a benchmark price increase of 0.2% with a single-family-home coming in at $667,800. There were 476 new listings recorded last month, an increase of 6.7% over March 2024 and 185 residential sales in March 2025 compared to 159 in February. Townhome values decreased year-over-year by 4.2% to $507,700 and condominium housing 0.3% to $378,800.

“The Kamloops and District real estate market is gaining momentum as we move into the typically active spring
season,” says Sharun adding that “homes that are priced in line with current market conditions continue to sell at a
steady pace.”
