SURREY – Stong’s Market and STEMS Floral are the newest tenants to sign in for the City Centre 4 (CC4) building that is set for completion in the fourth quarter of 2025, and is in the Lark Group’s Health and Technology District in downtown Surrey.
STEMS floral (by Stong’s) will open in a stand-alone location within CC4, focusing on fresh flowers, succulents, and giftware. Stong’s Market, locally owned with over 90 years of experience, is known for its community commitment and product selection, featuring major national brands, local suppliers, hot meals, an Edibles deli and fresh produce.

The Health and Technology District is a hub for innovation, attracting high-profile organizations like the UBC Master of Physical Therapy program. This growth reflects the increasing demand for office and business spaces in one of Canada’s fastest-growing cities.
The District includes businesses, innovators, and entrepreneurs collaborating across various fields, and is also an educational hub, translating research into healthcare innovations.
Lark Group is a family-owned development, construction, and facility management company based in Surrey that has been developing real estate since 1972, focusing on institutional, residential, and healthcare projects.
In June, the Surrey Board of Trade launched the Surrey Technology and Skills Centre (STSC) in partnership with Western Community College in June, which fosters research, business innovation, and training programs in health and technology.
STSC is a state-of-the-art facility where technology, education and business converge. It will incubate the Cybersecurity Centre of Excellence, the Blockchain Centre of Excellence, the Indigenous Entrepreneurship and Innovation Centre, Entrepreneurship Hubs for women, youth, and newcomers, plus the expansion of the Surrey International Trade Centre and the Surrey Workforce Development Hub.

STSC features a collaboration of several federal and provincial labour market training programs to build a digitally skilled labour workforce, and addressing the labour challenges of Surrey’s business community.
