INTELLIGENT CITY EXPANDS INTO ONTARIO MARKET

DELTA – Vancouver-based Intelligent City has officially begun production on a landmark project in Toronto’s west end. Located at 230 Royal York Drive, the nine-storey mass timber residential development will become the city’s tallest of its kind upon completion, until surpassed by future projects currently in progress.

Intelligent City integrates automation, AI and sustainable materials in the design and manufacturing of prefabricated mass timber building systems for mid to high-rise urban housing.

Developed by Windmill Developments and Leader Lane Developments, and delivered in collaboration with Oben Build, Lang Wilson Practice in Architecture Culture Inc. (LWPAC), and Moses Structural Engineers, the project will provide 58 market-rate rental units and two replacement rental dwelling rooms. It aims to bring affordable and long-term housing options to a rapidly growing part of the city.

Production of the building’s structural and envelope components is underway at Intelligent City’s advanced manufacturing facility in Delta, BC. Over the course of four months, the company will leverage automation technologies to assemble prefabricated building components, highlighting a transformative approach to industrialized construction.

With growing support from both policymakers and industry, mass timber is gaining traction as a low-carbon alternative to conventional materials.

In addition to faster assembly and lower carbon impact, this type of construction may offer cost savings of 10 to 20 per cent compared to traditional concrete builds. As Intelligent City enters the Ontario market, it expects to mirror those reductions in both cost and build time, increasing the speed at which new housing can be delivered.

Once complete, this project will represent a significant shift in urban development: one that emphasizes sustainability, construction innovation, and the adoption of low-carbon building materials for the future of housing.
