VANCOUVER ISLAND – For many business owners, the hardest part of commercial lending may not be the final decision. It’s getting through a process that may feel unclear and slower than expected. If your point of reference is a residential mortgage, the difference can be frustrating.
With residential mortgages, you often get a quick answer. Commercial lending works differently because a lender is reviewing not only you as a borrower, but also the business, its stability, its plans and its ability to manage new debt over time.

A good lender will walk you through the process, explain what they are assessing, and let you know which documents you will need to support your application. That typically includes:

- cash flow through busy and slower seasons
- trends and industry risks
- available security and the value of business assets
- how the business is set up, including any guarantees
- future plans for the business
Before starting your application, it helps to be ready to answer a few key questions. Be prepared to:
- clearly define how much financing is needed
- explain what the funds will be used for
- provide clarity on the sources and sustainability of cash flow that will service the debt
- provide organized and uptodate financial information
- be upfront about challenges such as seasonality, growth transitions, or a recent dip in revenue
Being clear on these points can help avoid unnecessary delays.
