LANGFORD
A condominium pre-sale launching this month in Langford’s ‘lakes district’ is generating interest for its competitive pricing, wide collection of floorplans and central setting. SAANICH
A 12-storey mixed-use tower has been proposed for Saanich’s high Quadra community on Quadra Street at Nicholson Street north of McKenzie Avenue. The proposal for the 4000-block of Quadra Street, estimated to include between 100 and 120 units according to documents filed with the District, would stand as the tallest building in the area, if approved, and will deliver commercial spaces to a portion of Quadra Street that is primarily made up of single-family homes and lowrise apartments. Designed by Victoria-based Christine Lintott Architects, the building massing has an elongated frontage along its north and south facades, with a thin profile east to west. Read more here
A transit fleet expansion and additional maintenance facilities are on the horizon for BC Transit as the transportation agency moves towards a Saanich-based bus depot and operations centre. Planned for properties totalling six acres between Commerce Circle and Glanford Avenue in Saanich’s Royal Oak neighbourhood, a proposed Saanich Transit Centre will support BC Transit’s transition to an electric bus fleet, and help the system manage its growth trajectory throughout the Capital Region, according to an internal BC Transit release shared with Citified. The Saanich yard will support BC Transit’s Burnside Gorge facility in the City of Victoria and its Langford Transit Centre on Leigh Road at Henry Eng Place. In its statement to employees, BC Transit says the Royal Oak location “is well-positioned for an additional operations and maintenance facility to support increasing transit service for the Victoria Region,” adding that “the location and current use of the site for BC Transit’s handyDART operations make it well-suited to make this site our next fixed route operations and maintenance facility.” Read more here
SIDNEY
Fresh on the heels of a five-storey rental complex approval for Beacon Avenue west of Highway 17, a new proposal has emerged in the same area that could deliver nearly 140 units of residences with approximately one-quarter in three-bedroom layouts. Planned for 2114 Beacon Avenue West through to Jahn Place on a 1.2-acre property, is a duo of four-storey buildings dubbed Tempo, that will feature one building fronting Beacon Avenue West, and the other fronting Jahn Place with access to a shared underground parking structure. The land is near the recently completed Amazon warehouse on Beacon Avenue West at Galaran Road. Tempo’s unit mix will primarily comprise of junior one-bedroom homes plus junior two-bedroom homes – and as a rarity for the Capital Region – an approximate 25% unit share will be in the form of three-bedroom homes with each bedroom including a window. VICTORIA
Three duplex properties in the Vic West neighbourhood could be replaced with a six-storey, 48-unit affordable rental building for Indigenous persons, if plans for a rezoning application on Langford Street at Alston Street are approved. M’Akola Development Services has submitted a rezoning application to the City for the 200-block of Langford Street at the 800-block of Alston Street for a six-storey studio through four-bedroom apartment where six units in two-storey duplex form are currently situated. The location of a Ricky’s All Day Grill restaurant that burned down on Douglas Street at Burnside Road could be redeveloped into a multi-storey furniture showroom. Victoria-based Continuum Architecture on behalf of Standard Furniture has submitted an application to the City for a development permit with variance, seeking approvals for an approximately 18,400 square foot commercial building with showroom space and offices, across three levels. ‘Green’ components, as per the application, consist of multiple plantings and trees. The flat-ironed and pitched shape of the proposal is described by the architects as a reflection of the “neighbourhood’s materiality with metal cladding and concrete.” Read more here
