LANGFORD
The Capital Region Housing Corporation (CRHC) is building an affordable senior, single occupant and family-oriented development at the Tri-Way Mobile Home Park across the street from a recently occupied affordable housing project. Designed for 58-units in studio, one and two-bedroom configurations, the $20 million five-storey complex is underway at 2782 Spencer Road with completion planned for next year. Homes will be “sized and designed to suit the needs of seniors,” according to the CRHC, and rents will be targeted at low to moderate income earners with 11-units available at provincial income assistance shelter rates.

Planned as a two-building luxury pre-sale, the 130-suite offering – built to six-storeys along Bear Mountain Parkway and known as The Lookout – will launch sales this fall with a unit mix of one and two-bedroom condominiums with den options, plus two and three-bedroom ground-oriented townhomes. Completion is earmarked for 2023.

A seven-acre light industrial strata project is set to launch this winter at 830 McCallum Road as developer PC Urban announces its second investment into the West Shore’s burgeoning industrial market.
The Vancouver-based company has unveiled plans to build ‘IntraUrban Cornerstone’ as three buildings with 50-units that it says will become the largest light industrial strata development in Langford, with an estimated completion window of early 2023.

Victoria developer Abstract is unveiling a new presentation centre concept that will merge its showrooms into a single location. Known as the ‘Home Store,’ Abstract launched the space on November 12th at 3198 Douglas Street in Saanich while unveiling its 77-suite Cadence condominium project coming to Quadra Street at Palmer Road.

A $65 million Amazon distribution centre adjacent to Victoria International Airport is now under construction with completion planned for late 2022.
Known as a “last-mile” sorting and shipping facility, the 115,000 square foot warehouse on Beacon Avenue West at Galaran Road will streamline the online shopping giant’s delivery services to the Greater Victoria and Vancouver Island markets.

Merchant House Capital has secured approvals for a 20-storey, 128-room AirBnB-style hotel on Fort Street at Blanshard Street at the present-day site of a Monk’s office supply store and an adjacent retail building. The project will also include a restoration of the Montrose Apartments that span Blanshard Street from just north of Fort Street to View Street.

A six-year development pursuit along Burdett Avenue’s 1100-block has drawn support from Victoria council as a five-storey, 42-unit rental block expected to be under construction early next year. The project will include studio and one, two and three-bedroom rental homes along with large rooftop terraces to accommodate growing families. The building will also feature secure at-grade bicycle parking suitable for cargo bikes, and underground parking with capacity for 40 vehicles along with a dog wash station.

A surface parking lot in James Bay could be transformed into a highrise residential tower, townhomes and retail spaces as part of a redevelopment proposal from developer Mike Geric Construction.
Development plans call for a 17-storey condominium tower rising at Quebec and Montreal streets, with a daycare facility fronting Quebec Street, and townhomes along Kingston Street. Total residential density will top 110 suites, ten of which are earmarked as multi-storey townhomes. Commercial spaces will surpass 7,000 square feet, including the daycare, with retail units within the tower’s base.

Updated redevelopment plans for the 900-blocks of Yates and View streets and the Harris automotive dealership fronting 1045 Yates Street are going to a public hearing this fall.
Last summer Victoria councillors voted in support of several alterations to a mixed-use residential and commercial proposal from Starlight Developments, dubbed Harris Green Village. If approved, Harris Green Village will contain approximately 1,500 rental apartments across five highrise towers as tall as 32-storeys, with 100,000 square feet of retail space across one-and-a-half city blocks in downtown Victoria.
Key changes introduced by Starlight in light of council’s summertime asks include a redesigned public square, a 10,000 square foot municipal event space, 80-units of below-market rentals, and a daycare in the first phase (on the Harris automotive lands).
Victoria council has voted to send the concept to a public hearing. No date has been set as of the publication time of this update.
